Property

The property market in New Zealand is going through a time of significant change. Low interest rates have resulted in higher demand for land, and property prices nationally have risen exponentially over the past few years.

In Christchurch, there are a multitude of different property issues arising out of the Canterbury earthquakes, ranging from insurance settlement and compulsory acquisition processes through to the central city rebuild. Clients who were previously property investors are now having to become developers to recreate their investment assets. We are ‘on the ground’ and able to give timely, relevant and pragmatic advice on all of the relevant issues.

In Auckland both the residential and commercial markets are buoyant as demand for housing and A-grade office space outstrips supply. As a result, property values and rental prices are increasing. This looks set to continue with the Auckland Regional Growth Strategy document predicting a population increase of just over half a million people by 2031.

As a result we’re going to see more apartments, more inner city subdivisions and a demand for more high-grade office buildings. If you are a property developer, we can assist you with all stages (design, build, finance, operate) of property developments, including complex commercial office developments and residential subdivisions.

Elsewhere in New Zealand, different issues arise in each segment of the property market in the various regions. Our network means that we have localised knowledge of the conditions applying in each market.

A nationwide issue affecting all of New Zealand are the recent changes to the earthquake-strengthening of buildings.  We are market leaders in issues surrounding the seismic performance of buildings, and the impact of this on commercial leasing and other property transactions.

Overseas investment remains strong throughout New Zealand. Our connection with the rural sector means that we have specialist expertise in assisting overseas clients through the consenting process to acquire land and invest in property (particularly farm land) in New Zealand.

We offer a total property law service from large scale commercial, retail and industrial developments, through to residential property and we have arguably the largest presence in the residential and commercial property market in New Zealand.

Our property team has the expertise and capacity to handle transactions of any size and complexity across all sectors of the property industry. We act for developers, investors, occupiers, central and local government authorities in commercial property transactions.

Many of those in the industry such as valuers, surveyors, developers, corporates, the government and real estate agents choose to work with us and to recommend us to their clients because we have a proven ability to get good outcomes.
